Laundry rooms

Washing machine plumbing in Carrollwood, FL built for today's washers

Laundry plumbing installed decades ago was sized for very different machines.

Many Carrollwood homes were built in the 1960s through the 1980s. Whether the washer sits in a garage, a hallway closet or a utility room, the plumbing behind it frequently includes old multi-turn valves, rubber hoses and a drain standpipe tied into a galvanized or cast iron branch. Modern high-efficiency washers pump water out fast, and an undersized or narrowed drain cannot keep up, so it overflows onto the floor. Most laundry calls we take start right there.

Supply hoses are the other big risk. Rubber hoses harden and crack with age, and because they are always under pressure, a burst one can release a large amount of water before anyone notices. Replacing them with braided stainless hoses is one of the cheapest flood prevention steps a homeowner can take.

We check valves, hoses, the standpipe and how the drain behaves together, because a slow standpipe and a weeping valve often show up in the same laundry room.

Carrollwood questions

Washing Machine Plumbing in Carrollwood: common questions

Why does my washer standpipe overflow during the drain cycle?

Either the standpipe or the branch it drains into cannot carry the flow. Lint can partly block the line, older galvanized or cast iron branches narrow over time, and some original standpipes are simply too small for a modern washer. Clearing or upgrading the drain stops the overflow. Our Carrollwood drain cleaning page explains branch clearing.

How often should washing machine hoses be replaced?

Rubber hoses should be checked at least once a year and replaced at the first sign of bulging, cracking or stiffness, or every few years regardless. Braided stainless hoses last considerably longer but still deserve a look whenever the machine is moved.

Can I move my laundry from the garage into the house?

Usually, yes. The new location needs a hot and cold supply, a properly sized drain with a trap and a vent, and the right slope back to the main. We look at where those can be run and give you a price before any walls are opened.

Should I turn off my washer valves when I go away?

It is a good habit, especially if you still have rubber hoses or old valves. Closing them removes the pressure from the hoses so a failure cannot flood the house while it is empty. A recessed valve box with a single lever makes this quick to do.
