Longboat Key plumbing

A plumber in Longboat Key who knows both ends of the island

Longboat Key is one narrow island, but it is not one kind of plumbing.

Hiring a plumber in Longboat Key, FL means hiring someone to work on a barrier island squeezed between the Gulf of Mexico and Sarasota Bay. Everything here sits in salt-laden sand, the air carries salt onto every exposed valve and fitting, and there is essentially one road, Gulf of Mexico Drive, connecting it all. Those conditions shape how pipes fail and how a repair has to be planned.

The island is also split between two counties. The north end lies in Manatee County, running from Broadway and the village area up toward Longboat Pass. The longer southern stretch lies in Sarasota County, from Bay Isles and Country Club Shores down to New Pass and the bridge toward St. Armands. We serve both, from our office in Bradenton.

Redemption Plumbing is veteran-owned and was founded in Bradenton in 2022 by Brett Remmelsberger, a licensed master plumber with more than 30 years in the trade. We are licensed under CFC1431820, bonded and insured, and our phone is answered 24/7 for emergencies.

North vs south

How plumbing differs from one end of the key to the other

The housing changes as you drive south, and so do the problems we are called for.

North end (Manatee County)

  • Original village cottages next to 1970s and 1980s low-rise condos
  • Shallow cottage lines in sandy, salty ground
  • Low-rise buildings on shared drainage
  • Older pipe materials still in service in some homes

South end (Sarasota County)

  • Mid-rise and high-rise condominium towers
  • Gated bayfront communities built from the 1970s onward
  • Vertical stacks and shared horizontal mains serving many units
  • Leaks and clogs that can affect a whole floor or riser

Seasonal owners

Before you close up a Longboat Key home for the season

Many island homes sit empty for weeks or months. A few minutes before you leave can prevent the most common surprise calls.

  • Turn off the main water valve, or the unit valve in a condo, and confirm it actually closes
  • Set the water heater to vacation mode or switch it off at the breaker
  • Close the washing machine supply valves and check the hoses for bulges
  • Run water in every drain once so traps stay sealed against sewer odor
  • Look under each sink for damp cabinet floors or corroded supply stops
  • Leave a key and our number with a neighbor or property manager
  • Check that outdoor showers and hose bibs are shut tight and not dripping

Salt and sand

Why plumbing on the key wears differently

Salt air is the biggest single factor. It pits chrome, seizes gate valves, corrodes braided connectors and eats exposed copper in garages and outdoor showers. When we replace a part on the island, we choose materials that hold up in that air rather than the cheapest match.

Under the ground, buried lines sit in sand that shifts and holds salt. That can change the slope of a drain line over time and speeds corrosion on older metal pipe. In stacked buildings, the challenge is different: a problem in a shared stack or main shows up in someone else's unit first, so we always confirm whether a fault belongs to your unit or the building before work begins.

Inland neighbors on the mainland face their own conditions. If you also own property across the bay, our Manatee County service area page covers how we work there.

Longboat Key questions

Your Plumber in Longboat Key: common questions

Which part of Longboat Key is in Manatee County?

The northern part of the island, roughly from Broadway and the village area up to Longboat Pass, is in Manatee County. The rest of the key to the south, down to New Pass, is in Sarasota County. It does not matter for booking with us: we serve the entire island from our Bradenton office.

Why do pipes and fittings corrode faster on Longboat Key?

The island is surrounded by salt water, and salt carried in the air settles on anything metal: valves, connectors, outdoor showers, hose bibs and exposed copper. Buried lines sit in sandy, salty soil as well. We use corrosion-resistant parts and materials where they suit the job, so repairs last longer in that environment.

Can you look after a home while I am away for the season?

We can make repairs and inspections while you are away as long as someone can give us access, such as a property manager, building staff or a trusted neighbor. We report what we found by phone so you can approve any work. Many owners also book a check before they return, so problems are found before guests or family arrive.

Do you work in high-rise condo buildings?

Yes. We work inside individual units and, for associations, on shared stacks, mains and risers. In a tower, the first job is establishing whether a leak or clog is in your unit's piping or a shared line, because that decides who is responsible and how the repair is planned.
