Shower and tub plumbing in Longboat Key, inside and out

Most shower problems are valve problems. On the key, a lot of those valves are outdoors.

Our shower and tub plumbing in Longboat Key, FL covers the usual bathroom repairs: worn cartridges that drip, valves that swing from hot to cold, tub spouts that will not stop running and drains slowed by hair and soap. A failing valve body can also leak inside the wall, which you may only notice as loose tile or a stain on the other side.

Then there are outdoor showers, which are everywhere on the island. They take a constant beating from salt air, sun and sand. Valves seize, supply lines corrode and drains fill with sand. We rebuild and replace them with parts that are meant to live outside near the Gulf.

In condos, a leaking shower pan or tub drain can reach the unit below long before you see anything in your own bathroom. If a neighbor reports a ceiling stain under your bathroom, that is the first place we look.

Longboat Key questions

Shower & Tub Plumbing in Longboat Key: common questions

Why does my outdoor shower keep leaking?

Salt air corrodes valve parts, connections and exposed supply lines, and sand gets into the valve and wears the seals. Repairing just the drip usually buys little time if the rest of the fixture is corroded. We check the valve, lines and connections together and rebuild with materials suited to life outdoors near the Gulf.

Can a shower valve be fixed without removing tile?

In many cases, yes. Most valves can be serviced or rebuilt through the trim opening, and if access is needed from behind, we look for a closet or adjoining wall first. We only open tile when there is no reasonable alternative, and we tell you before we do. More on our shower and bathtub plumbing service.

Why does my shower temperature jump when someone flushes?

The valve is not balancing pressure properly, usually because a pressure-balancing cartridge is worn or clogged with scale. Replacing the cartridge often fixes it. Older valves without that feature can be upgraded. It is worth fixing, since sudden hot water is a real scald risk for children and older guests.

Is a leaking shower pan in a condo urgent?

Yes, more than it looks. A pan or drain leak may not show in your bathroom at all while it soaks the floor assembly and the ceiling below. If a neighbor reports a stain under your bathroom, stop using that shower and call (941) 541-7473. We test the pan, drain and valve separately to find which one is leaking before recommending a repair.
