Sink plumbing repair in Siesta Key, FL: traps, vents and seals
A sink is a small system. The drain, trap, vent, stops and seals all have to work together.
Most calls for sink plumbing repair in Siesta Key, FL fall into three groups: leaks in the cabinet, drains that are slow or noisy, and smells. Each one points to a specific part of the setup, and fixing the right part the first time is what keeps the call from turning into a repeat visit.
Island conditions add a twist. Chrome-plated brass traps and supply stops corrode in salty air and eventually weep at the joints. Seasonal homes that sit closed for months can lose the water seal in their traps, letting sewer gas into the house. And bathroom sinks in busy rentals collect hair, soap and sand far faster than in a typical household.
We check the whole assembly, explain what failed and repair it with parts suited to the coast, often PVC traps and corrosion-resistant fittings where they suit the fixture.

Opening up a seasonal home? Run every tap first
If a Siesta Key home has been closed for the summer, water in the sink and tub traps may have evaporated, leaving an open path for sewer gas. Run each sink, shower and tub for a minute and flush every toilet when you arrive. If the smell does not clear within a day, or one fixture keeps smelling, call us. A persistent sewer odor can point to a failed vent or a cracked drain fitting.
Symptoms
Sink problems worth a call
- A gurgling sound as the sink drains, or when a nearby toilet flushes
- Water dripping from the trap or tailpiece into the cabinet
- Green or white crust on the trap joints or supply stops
- A sewer smell from one sink that returns after cleaning
- A pop-up stopper that will not hold water or will not open
- A sink that slows down again within weeks of being cleared

Sinks we repair and install
Kitchen sinks are covered in more depth on our Siesta Key kitchen plumbing page. Here is the rest of the house.
Bathroom vanity sinks
Drains, pop-ups, traps and supply lines repaired, and new vanity tops connected properly.
Wet bar and outdoor kitchen sinks
Small sinks that often sit idle, with dry traps and corroded fittings, put back in working order.
Laundry and utility sinks
Connected to supply and drain, and checked for the gurgling that points to venting issues.
Vent problems
Slow drainage and gurgling traced to blocked or missing vents and corrected.
Valves and supply lines
Seized stops replaced with quarter-turn valves; worn lines swapped for braided stainless.
Replacing a sink
Doing the hidden parts while the sink is out
A sink replacement is the easiest time to renew the trap, tailpiece, stops and supply lines underneath. They are already exposed and are often the same age as the sink coming out. We price the job with those parts included or listed as options so you can choose.
If the faucet is the problem rather than the sink, our faucet repair service on Siesta Key covers cartridges, finishes and replacements. Siesta Key questions
Sink Plumbing Repair in Siesta Key: common questions
Why does my sink smell like sewer after the house sat empty?
Each sink has a trap that holds a small amount of water to block sewer gas. Over a long, hot summer that water can evaporate. Running the tap usually fixes it. If the smell keeps coming back, the trap may not be holding water because of a vent problem or a leak, and that needs a closer look.
What makes a sink gurgle when it drains?
Gurgling usually means air is being pulled through the trap because the drain cannot get air from its vent. The vent may be blocked or undersized, or there may be a partial clog further down the line. Left alone, gurgling can siphon the trap dry and let odors in. We find and fix the cause.
Should metal sink traps be replaced with PVC?
In many cases, yes, especially in a coastal home. Chrome-plated metal traps corrode from the inside and outside and start leaking at the joints. PVC does not corrode and is easy to service. For exposed traps where appearance matters, we can fit a decorative trap built to handle the conditions.
Why does my bathroom sink keep clogging?
Hair and soap scum catch on the pop-up stopper mechanism and build up in the trap. In rentals, sand and toiletries add to it. Cleaning the stopper regularly helps. If the sink keeps clogging after that, the blockage may be further into the branch line, and we clear and check it properly.
