Under the cabinet

Sink plumbing repair for the fixture you use most

A sink gets more use than almost anything else in the house, and nearly all of its plumbing sits in a dark cabinet nobody looks into.

Our sink plumbing repair service covers everything connected to the basin: the drain, tailpiece, P-trap and trap arm; the supply lines and shut-off valves; the faucet; and the connections for a garbage disposal or dishwasher. We work on kitchen, bathroom, bar, utility and laundry sinks in homes, rentals and businesses across the region.

Small sink problems hide well. A slip nut that weeps a few drops a day, a plastic supply line that has started to bulge, or a trap that has dried out in a guest bath can go unnoticed for weeks. By the time the cabinet floor is soft or mold is growing on the back panel, the repair has grown too.

Our area adds its own wear. Hard water leaves scale in aerators and cartridges and narrows small drain lines over time. Busy kitchens in vacation rentals around Holmes Beach see far more grease than a typical home. Older Clearwater and St. Petersburg houses often still have their original chrome traps and multi-turn valves that no longer close.

Warning signs

Signs your sink plumbing needs a professional

  • Water drains slowly or rises into the second bowl

  • A sewer or musty smell from the drain or cabinet

  • The sink has shifted, separated from the counter or rocks when pressed

What we fix

Sink repairs and installations above and below the counter

  • Clogged and slow drains

Grease, food, hair and soap cleared from traps and branch lines. Recurring blockages get a closer look at the line behind the wall.

  • Leaking traps and tailpieces

Cracked traps, corroded tailpieces, worn washers and loose slip joints replaced so the cabinet stays dry.

  • Supply lines and shut-offs

Braided stainless supply lines and quarter-turn stops that actually close when you need them.

  • Faucet repair and replacement

Drips and weak flow fixed or a new faucet set. Our faucet repair and installation page goes into detail.

  • New sink installation

Drop-in, undermount, vessel and farmhouse sinks connected, sealed and leak-tested, including bar and laundry sinks.

  • Disposal and dishwasher hookups

Correct drain connections and air gaps so appliances do not push water back into the basin.

Repair or replace

Fixing the parts vs. replacing the sink setup

Repair what is there

  • The leak is a single washer, slip nut or supply line
  • The sink and faucet are in good condition and you like them
  • Drains are clear once the trap is cleaned
  • Fastest and least disruptive option

Replace the assembly

  • Several parts are corroded and leaking at once
  • The sink is cracked, chipped through or pulling from the counter
  • You are installing a new countertop or changing sink style
  • Old valves and traps would need replacing anyway
  • You want to add a disposal or update the faucet at the same time

Smells, mold and clogs

The three sink complaints we hear most

Sewer smell. Every sink has a trap that holds water to block sewer gas. In a guest bath or a seasonal home, that water evaporates and the smell comes straight through. Running the tap for a minute usually solves it. If the smell persists, the trap may be leaking, the vent may be blocked or there is buildup in the line.

Mold under the sink. This almost always means a slow leak. Empty the cabinet, feel for damp or soft wood and look at the trap, the supply connections and the base of the faucet. Stop the leak first, then dry and clean. If you cannot find the source, locating hidden leaks is something we do with dedicated equipment.

Kitchen sink not draining. Grease and food build up in the trap arm and the line behind the wall. If a disposal or dishwasher shares that drain, either can be part of the problem. Skip the chemical openers; they rarely reach the blockage and make the job hazardous for whoever clears it. For the whole room, see our kitchen plumbing services.

Our process

How a sink service visit works

  1. Inspect

We check the drain, trap, supply lines, valves, faucet and any connected appliances to find the actual cause.

  2. Quote

You get the price before work starts, with repair and replacement options when both are reasonable.

  3. Repair or install

Parts are replaced or the new sink and faucet are set, sealed and connected.

  4. Leak test

We fill and drain the basin, run the disposal and dishwasher if present and check every joint before we go.

What affects the cost of sink work

A replacement trap is a small job; a new undermount sink with a disposal and new valves is a larger one. Price depends on the parts involved, whether old valves are seized, cabinet access and whether there is water damage to address. Call (941) 541-7473 for a free phone estimate and approve the price before any work begins.

To keep sinks trouble-free, scrape grease into the trash, run hot water after using the disposal, clean aerators every few months and glance under each cabinet when you put away cleaning supplies. In rentals and seasonal homes, closing the sink stops before a long absence limits what a failed supply line can do.

Questions

Frequently asked questions

Why is only one sink's faucet low on pressure?

When one faucet is weak and the rest of the house is fine, the cause is usually local: a scaled aerator, a clogged cartridge or a partly closed or failing shut-off valve. Cleaning the aerator is a good first step. If that does not help, the valve or cartridge likely needs attention.

How often should under-sink supply lines be replaced?

There is no single schedule, but older plastic or rubber lines and any line that is bulging, kinked, stained or corroded at the nut should be replaced. Braided stainless lines with quarter-turn stops are inexpensive insurance against a burst line flooding the kitchen while you are away.

Can you connect a sink in a new countertop?

Yes. We handle the plumbing side, including the drain, supply connections, faucet and any disposal or dishwasher hookups, and we can schedule around your countertop installer so the sink is connected once the top is set and the sealant has cured.

Is a dripping faucet worth fixing right away?

Yes. A steady drip wastes water around the clock, and in hard-water areas it leaves scale and stains on the basin. It usually means a worn cartridge or washer, which is a straightforward repair if the faucet is otherwise in good shape.
