Toilet repair in Tampa starts at the floor, not the tank
A new wax ring on a broken flange will leak again. The part you cannot see is often the one that matters.
Most toilet repair in Tampa, FL involves a short list of parts: the flapper, the fill valve, the seal at the floor and the supply line. Replacing the right one fixes the problem quickly. The trick is not stopping there when something else is about to fail.
In older Seminole Heights and South Tampa homes, toilets often sit on cast iron drains with corroded closet flanges. A rusted or cracked flange cannot hold the bolts tight, so the toilet rocks, the seal breaks and water seeps under the floor. We repair or replace the flange before resetting the bowl, which is the only way the new seal will last.
Tampa's water supply comes from the Hillsborough River and is disinfected with chloramine. Over time, rubber parts like flappers can soften or warp in any system, which is a common reason a toilet starts running quietly in the background.

Tampa questions
Toilet Repair & Installation in Tampa: common questions
Why does my toilet rock even after a new wax ring?
A rocking toilet usually means the flange underneath is broken, corroded or set below the finished floor, or the floor itself is uneven. A new seal cannot fix that. In older Tampa homes with cast iron drains, flange corrosion is common. We repair or replace the flange, shim the bowl if needed, and then reset it so it stays firm.
Why does my toilet refill by itself every so often?
That is called phantom flushing. Water is slowly leaking from the tank into the bowl, usually past a worn or warped flapper, until the fill valve tops it back up. Put a few drops of food coloring in the tank; if color shows in the bowl without flushing, the flapper needs replacing. It wastes more water than most people expect.
Is a comfort-height toilet worth installing?
Many people find a comfort-height bowl, a few inches taller than standard, easier to sit on and stand up from, especially as they get older or after an injury. It is a straightforward swap in most bathrooms. We can explain the options and the cost of installation over the phone. Related: our Tampa leak detection service if you suspect water under the floor.
