Find It Before You Cut

Leak Detection Services in Bradenton, Sarasota & Pinellas

A rising water bill, a stain that keeps growing or the sound of water with every tap closed. We locate the hidden leak precisely, then fix it with the smallest opening possible.

Why it matters

How leak detection services find what you cannot see

The worst leaks rarely make a puddle. They drip quietly inside a wall, above a ceiling or under the slab.

A pinhole in a copper line, a failed fitting behind a shower or a cracked line under the foundation can lose water for weeks before anything shows. By the time paint bubbles or flooring lifts, framing and insulation have usually been wet for a while, and in Gulf Coast humidity that is all mold needs.

Professional leak detection services swap guesswork for measurement. Rather than opening drywall in several spots and hoping, we confirm that water is being lost, narrow it to a specific line and then pinpoint where along that line the leak sits. The repair opening is small and in the right place, which keeps restoration work to a minimum.

Once the leak is found, we repair it too. You are not left holding a marked-up wall and searching for a second contractor.

Warning signs

Clues that point to a hidden leak

One clue is worth checking. Two or more together almost always means water is escaping.

  • A water bill that climbs without any change in how you use water
  • The meter dial or leak indicator moving with every fixture off
  • Running-water sounds in a wall or floor when nothing is on
  • Warm patches on tile or concrete floors
  • Bubbling paint, stains or soft spots in drywall or ceilings
  • A musty odor in a closet, cabinet or room that will not clear
  • Pressure dropping throughout the house for no clear reason

Our tools

Methods we use to locate a leak

Each method answers a different question. We combine them based on what your home needs.

  • Meter and pressure tests

Confirms that water is being lost and whether the leak is on the pressurized supply side.

  • Line isolation

Closing off sections one at a time narrows the leak to hot or cold, indoor or outdoor, or a single branch.

  • Acoustic listening

Sensitive microphones pick up the sound of escaping water through concrete, tile, walls and soil.

  • Thermal imaging

Temperature differences reveal wet areas and hot water line leaks behind finished surfaces.

  • Drain line cameras

When the leak is on a drain rather than a supply line, a camera shows cracks and failed joints from the inside.

Two kinds of leaks

Supply line leaks vs. drain line leaks

Knowing which side of the system is leaking changes how we find it and how urgent it is.

Supply (pressurized) leaks

  • Leak constantly, whether or not water is being used
  • Show up on the water meter and the monthly bill
  • Found with pressure testing, isolation, acoustic and thermal tools
  • Under-slab supply leaks often show as warm floors or hissing

Drain (waste) leaks

  • Leak only when a fixture drains, so the meter stays still
  • Often show as odors, stains below bathrooms or damp baseboards
  • Found with camera inspection and targeted water testing
  • Shower pans and tub drains are frequent sources

Our process

How we find and fix a hidden leak

  1. Confirm the loss

Meter and pressure checks show whether water is escaping and roughly how fast.

  2. Narrow it down

Isolating sections tells us which line is leaking and in which part of the home.

  3. Pinpoint and price

Acoustic and thermal tools mark the spot, and you get the repair price before anything is opened.

  4. Repair and retest

We fix the leak, pressure-test the system again and show you a meter that holds steady.

What affects the cost of finding and fixing a leak

The detection side depends on how many lines need testing and how hard the leak is to isolate. The repair side depends on where the leak is: behind drywall, under tile, beneath a slab or out in the yard, and whether a short repair is enough or the line is failing along its length. You get a free phone estimate and an upfront repair price to approve before work starts. For larger jobs such as rerouting or replacing failing pipe, financing is available for qualifying customers.

Prevention

Catching the next leak early

Read your water meter at bedtime and again in the morning before anyone uses water once in a while; any change is worth a call. Keep an eye on monthly usage, especially in seasonal homes and rentals that sit empty, where a leak can run for weeks unnoticed.

Older homes with original copper or galvanized supply lines are more prone to pinhole leaks as the pipe ages. An annual inspection, part of the $175 per year Redemption Family Plan along with priority scheduling and repair discounts, gives us a chance to spot corrosion and weak fittings early. If a leak is under the foundation, our slab leak specialists explain the repair options.

Questions

Frequently asked questions

How can I check for a hidden leak myself?

Turn off every faucet, appliance and irrigation zone, then look at the water meter. Many have a small triangle or dial that spins with even a slight flow. If it moves, or the reading changes over an hour or two with nothing running, water is escaping. Put a few drops of food coloring in a toilet tank too; color in the bowl means a silent toilet leak.

Will you have to open my walls or floors?

Only at the leak, and usually just a small access opening. Because we locate the leak before cutting, we avoid the exploratory holes that make leak repairs so disruptive. Where the pipe is failing in several places, rerouting the line may avoid opening finished surfaces entirely, and we will explain that option.

How do I know if the leak is in the house or the yard line?

If your home has a main shutoff, close it and watch the meter. If the meter still moves, the leak is usually between the meter and the house, often in the buried service line. If it stops, the leak is inside. Irrigation lines can also leak, so we check those zones separately when the numbers do not add up.

Do you find leaks in commercial buildings and condos?

Yes. We locate leaks for homes, condos, rentals and commercial properties. In stacked units the water often shows up one floor below its source, so we test the lines above the damage rather than assuming the leak is where the stain is. Property managers can call (941) 541-7473 to arrange access.
