Save what is on top

How trenchless pipe repair services protect your property

The pipe is failing. The driveway, the oak tree and the pool deck above it do not have to.

Much of our region was built on cast iron and clay sewer lines that are now decades old. Cast iron scales and splits from the inside, clay joints pull apart, and Florida's year-round growing season sends roots into every gap. By the time drains back up, the damaged section is usually buried under something costly: pavers, mature landscaping, a screened lanai or the slab itself.

Our trenchless pipe repair services rebuild that section without digging it all up. Using the existing pipe as a path, we either install a seamless new liner inside it or pull a replacement pipe through while splitting the old one apart. Most jobs need only a cleanout or a small access pit, so you skip the demolition and most of the restoration.

This approach is especially useful in places like older Palmetto and St. Petersburg neighborhoods with original cast iron, Osprey and Sarasota properties with large tree canopies and paver drives, and homes near seawalls where digging is best avoided.

Warning signs

Signs your sewer line may be a trenchless candidate

These symptoms usually point to the main line rather than a single clogged fixture.

  • Several drains slow down or back up at the same time
  • Toilets gurgle when the washer or shower drains
  • Roots return within months of every drain cleaning
  • Sewage odor in the yard or near a cleanout
  • Soggy patches or unusually green grass over the line
  • An older home with original cast iron or clay sewer pipe

Two methods

Pipe lining vs. pipe bursting

Both are no-dig methods we offer. The camera tells us which one your pipe can support.

Cured-in-place pipe lining

  • A resin-saturated liner is inverted into the cleaned pipe and cured in place
  • Forms a smooth, jointless pipe within the old pipe
  • Works through an existing cleanout in many cases
  • Suits pipe that is cracked or root-damaged but still holds its shape
  • Short sectional liners can seal a single bad joint

Pipe bursting

  • A bursting head splits the old pipe and pushes the pieces aside
  • A new pipe is pulled into the same path behind it
  • Suits lines too damaged or deformed to line
  • Needs small entry and exit pits rather than a full trench
  • Can upsize the line in some situations

Our process

How a trenchless repair is done

Many residential lines are finished in a day, with sewer use paused only while the work is underway.

  1. Inspect and locate

A sewer video inspection maps the line, measures depth and marks damaged sections from the surface.

  2. Clean the line

Roots, grease and scale are cut and flushed out, typically with high-pressure jetting, because liners only bond to clean pipe.

  3. Line or burst

We install the liner or pull the new pipe through the existing path from the cleanout or a small access point.

  4. Verify and restore

A final camera run confirms the repair, the access point is closed and every fixture is tested.

Where it fits

Problems trenchless repair can solve

  • Root intrusion

A jointless liner gives roots far fewer ways back into the line than old clay or cast iron joints.

  • Cracked cast iron

Split or scaled cast iron can be lined after cleaning, restoring a smooth interior.

  • Drains under the slab

Many under-slab drain lines can be lined from a cleanout, avoiding jackhammering through finished floors.

  • Single bad joints

A sectional point repair seals one failed joint or crack without relining the whole run.

What affects the cost of trenchless repair

Price depends on the length and diameter of the line, the method, how many access points are needed, how much cleaning the pipe requires first and whether a full run or a short section is being repaired. Per foot, trenchless work can cost more than open trenching, but it usually avoids the expense of breaking and replacing driveways, landscaping or floors.

After the repair

Keeping a rebuilt line flowing

A lined or replaced pipe still depends on what goes into it. Keep grease, wipes and paper towels out of the drains, and avoid planting thirsty trees directly over the sewer route. If you have a cleanout, keep it accessible and capped.

Not every symptom needs a new pipe. Sometimes the camera shows that a thorough cleaning is all the line needs, and we will tell you so. For problems out toward the street connection, our main sewer line services cover the full run, and pressurized water lines leaking under a slab are handled by our slab leak repair team.

Questions

Frequently asked questions

Is trenchless pipe repair cheaper than digging?

It depends on the line and what sits on top of it. The repair itself can cost more per foot than open trenching, but trenchless usually avoids the cost of breaking out and replacing driveways, pavers, landscaping or flooring. After the camera inspection we give you an upfront quote so you can compare.

Can every damaged pipe be lined?

No. Lines that have fully collapsed, have severe sags or have lost their original shape may need pipe bursting or a conventional excavated repair. The camera inspection tells us which method will actually hold up, and we explain why before recommending one.

How long does a pipe liner last?

A properly installed cured-in-place liner is a structural, jointless pipe designed for long-term service, not a temporary patch. Because it has no joints, roots have far fewer ways back in than they did with the original cast iron or clay.

Will I be able to use my plumbing during the repair?

You will need to avoid running water and flushing while the line is open and the liner cures or the new pipe is pulled. We tell you in advance how long that window is likely to be so you can plan around it, and we test every fixture before we leave.
